Hemlane vs. TenantCloud: Which Software is Best for Me? Updated September 2026
Property management can be as easy as 1, 2, and 3 when you have the right support for your properties. That is why choosing the right property management software is crucial for success with your rentals. Each platform has its strengths, but where will you find the best service and product?
In this article, we will give you a breakdown of the differences between Hemlane and TenantCloud to help you decide which platform works best for you with your business as a landlord.
Hemlane vs. TenantCloud: How do they compare?
When comparing these platforms, it is much easier to see how the two stack up with the help of a checklist! Use the checklist below to compare the two platforms and make an informed decision when choosing your next and last property management software.
The key differences between Hemlane and TenantCloud
The biggest difference between Hemlane and TenantCloud is how much of the day-to-day property management work you want to handle yourself.
Hemlane combines software with hands-on property management support. Beyond rent collection, accounting, screening, and maintenance tracking, Hemlane offers 24/7 repair coordination, maintenance troubleshooting, leasing support, automatic owner distributions, and direct customer support. That makes it a stronger fit when you want the platform to help carry the operational workload, especially as your portfolio grows.
Hemlane has also expanded what tenants and landlords can handle through the platform in 2026. The rebuilt tenant mobile app gives tenants one place to pay rent, set up autopay, message you or their coordinator, view lease details and balances, upload documents, and submit and track maintenance requests. For eligible customers dealing with unpaid rent from former tenants, Hemlane also added FrontLobby through Eviction Shield, which can report unpaid balances to the major credit bureaus. The partner service costs $149, and Hemlane does not take a commission on recovered funds.
TenantCloud is more software-first. You get tools for rent payments, accounting, listings, applications, maintenance requests, and other core property management tasks at a lower starting price. Its Thumbtack integration can also help you find service professionals, but you still hire the vendor, schedule the work, and manage the repair yourself.
That creates a fairly simple dividing line: TenantCloud gives you tools to manage your rentals yourself, while Hemlane gives you the tools plus the option to hand off more of the work.
Get the support you need
We have all been there, reaching out on chat on a website only to be met by a robot that doesn't quite answer your questions. With Hemlane, you can be sure that the person on the other end is real and is working with you to help get you the answers you need.
Hemlane provides our users with multiple channels to connect with our support team to assist with any questions they may have about their account. Our team is available via phone, online through chats, or through email. From questions about setting up bank accounts, requesting or making payments, to other general tasks on the software, our team will get back to you promptly and provide a detailed solution for your situation. With numerous ways to reach out to our team, you can rest easy knowing you are receiving the support you need to run your business smoothly.
At TenantCloud, support scales with subscription tier rather than being available equally across the board. Every plan includes email support, and TenantCloud's site lists chat and phone as available support channels, but the more responsive levels of that support, such as priority phone access, are reserved for higher tiers. A landlord on TenantCloud's entry-level plan has a narrower support experience than one on a higher tier.
So what sets us apart? We won't bill you just so you have access to calling our team for questions about your Hemlane account.
Take repairs off your mind with 24/7 coverage
What if we told you that you no longer need to pick up the phone at 3 am when a tenant needs a repair at your rental?
Hemlane makes this dream a reality as our platform staffs a 24/7 repair coordination team to complete maintenance and repair requests submitted by you or your tenants. With each request sent to our team, a repair coordinator will first work with the tenant to troubleshoot the issue. By troubleshooting first, we have seen 7% of requests being closed before a vendor is contacted, saving you the service call charges!
In June 2026, we looked at more than 193,000 maintenance requests submitted through Hemlane between August 2018 and May 2026. Repairs our coordination team handled closed in a median of 10.1 days. Repairs you manage on your own took 14.7 days. A coordinated repair finishes 31% faster. Both paths run on the same ticketing system, so what changes is who does the chasing once the ticket is open.
When servicing is needed, our repair coordinators will work with your service professionals or with our network of vetted service professionals in the area to schedule service appointments with your tenants. Through the platform, you will also be notified with updates on the repairs, so you know what is being done at your property. Did we mention that our coordinators are consistently rated 4.8 stars?
We understand that you have a life outside of property management too, which is why we offer these features to reduce the time you spend solely on managing rentals.
TenantCloud added a Thumbtack partnership in June 2026. You or your tenant submits a maintenance request, clicks "Find a Pro via Thumbtack," searches local professionals, hires one, and schedules the work. That's a step up from a static vendor list.
There's a limit to what it covers. You still hire the professional, and you handle the back-and-forth on Thumbtack instead of inside TenantCloud. Thumbtack helps you find someone. It doesn't run the repair for you. With Hemlane, a coordinator troubleshoots with your tenant, picks the vendor, books the appointment, and stays on it until the work is finished.
What each platform costs in 2026
Hemlane's Starter plan is free and does not require a credit card. It includes advertising to Apartments.com, Zillow, and seven other listing websites, applicant and tenant screening with national credit, criminal, eviction, and income reporting, plus rental accounting with bank sync, cash flow reporting, and income statements.
Paid plans start with Basic at $2 per unit per month plus a $28 monthly platform fee. Essential is $20 per unit per month, while Complete is $58 per unit per month and adds more hands-on support, including repair coordination and a leasing coordinator.
TenantCloud does not offer a free plan. Starter is $15 per month when billed annually, Growth is $29.17, Pro is $50, and Business starts at $100. While the plans advertise unlimited properties and units, the number of leases is capped at 10 on Starter, 30 on Growth, and 60 on Pro. That means your lease count, rather than your total number of units, can determine when you need to move to the next plan.
Which platform fits your portfolio best?
Choosing the right platform means choosing the one that will help grow your business. This is why Hemlane provides you with the tools you need to automate the day-to-day of property management. From marketing your rentals to rent collection to maintenance and repair coordination, getting support with the full rental lifecycle has never been easier.
Under 20 units, either platform will serve you well. If you live near your rentals and you would rather handle repairs and showings yourself, TenantCloud does the job.
Hemlane is the better choice from 20 units up through 500 and beyond. At that size, your own time becomes the limit, not the feature list, and that is truer still if you manage from out of state. Hemlane gives you 24/7 repair coordination, local leasing agents who run showings, and tenant communication handled for you. You keep control of the portfolio without doing every task yourself and without hiring staff to cover it.
