We are attorneys and a Residential Property Manager. We manage single family homes in Redford Township and nearby suburbs of Detroit. We have always managed our own properties, but we started managing properties for other owners when one of our long time Trust clients wanted to sell her house and move into assisted living at the height of the last recession. She would only have been able to get $25,000.00 for it at the time, but we knew that if she could hold on to it for a couple of years, she would be able to get closer $80,000.00. She didn't need the money from a sale to move, but she didn't want the hassle of dealing with a rental property. So, we offered to do it for her, basically as a favor at the time, and Halo Real Estate Management was born. We ended up managing the property for her until she passed away, and her heirs were able to sell the house for approximately $80,000.00. In addition, our client received the rent from the home until she passed away. By renting the house rather than selling it, our client received more than $45,000.00 in rent, which was $20,000.00 more than she would have received if she had sold the house for $25,000.00. And, her heirs received approximately $80,000.00 from the sale of the house after she passed away. As you can see, our client and her estate received $125,000.00 by keeping the home and renting it; as opposed to $25,000.00 if she had sold it when she initially wanted to. We handle all aspects of the management of your residential property from securing tenants, to collecting rent, contracting for maintenance and cleaning, and taking recalcitrant tenants to court if they don't pay their rent, which is a rare occurrence for our clients. We charge only 10% of the rent collected for the day-to-day management of the property. We do not charge anything to advertise and lease the property; we do not charge anything to secure maintenance services or contractors to perform work on the home. You are charged only the actual cost of the services rendered. We do charge for legal services rendered, but at a reduced rate from what we generally charge landlords other than our property management clients.
