Hello! My name is Megan Williamson and I am excited about the opportunity to represent you in the Lubbock/surrounding areas. I have been in property management for almost five years! I started as a leasing agent in 2019 - showing apartments and screening applications. I worked in that position for almost two years. I was promoted to assistant property manager at Brickstone Villas managing 202 units in early 2021, and I have an excellent track record. My typical responsibilities include:
Ensuring I am well versed on fair housing laws Handle the eviction process/lease violations Handle collection of rent and application of late fees. Walk/complete inventory and condition form before new tenant move in (take pictures) Go over policies/rules for property with new tenants (onboarding) Communicate with tenants and handle maintenance requests Walk unit after tenant move out and take pictures of any damage and assess condition to complete itemized move out ledger Communicate with owners on market conditions for comparable properties (I perform a market survey each month and email to all owners/investors) I take care of social media and marketing, plan resident events, and come up with specials if need be Maintaining up to date knowledge of property management software and how to use it
I also handle our renewal process. I reach out about 90 days before the lease ends with a renewal offer (or non-renewal, depending on the situation) giving a deadline to renew or send in notice within 60 days of lease end date. In the last two years, our occupancy rate has never been below 92%! Our renewal retention rate is one of the highest in Lubbock, and I believe this is due to the excellent management process that I have cultivated from my experience in the field.
I have been faced with many difficult situations in my property management career, and I have learned to handle each one with efficiency. There is never a situation that cannot be figured out!
